1. Confirmation of booking: Please send a cheque for 20% of the total cost
of the let as a deposit. On receipt of the booking form and deposit we will
send you a confirmation/invoice. This is our formal acceptance of the booking.
It is understood that the person making the booking acts on behalf of all members
of the party.
2. Final payment: Details of the final payment will appear on our invoice and
the balance must be paid, by cheque, in full not later than 8 weeks before the
first day of the booking. If the balance is not received by this time, we shall
be entitled to cancel the booking without prejudice to our claim for cancellation
charges and to retain the deposit.
3. Cancellation: It is strongly recommended that you arrange insurance cover
of all members of your party and your vehicle, for cancellation or curtailments.
If you wish to cancel your booking please telephone immediately and confirm
this cancellation in writing, signed by the party leaders. The cancellation
will take effect from the receipt of this written confirmation. We will then
send you a cancellation invoice showing details of the accommodation cancelled.

4. Breakage deposit: A security deposit of 100€ is payable with the balance
payment, which will be refunded, less any charges, within 4 weeks of your departure.
This is to cover the cost of any damage or breakage during your stay, to the
property or its contents and any additional 'end of stay cleaning' required.
5. Guest responsibility: As a guest you agree to let only the people named on
the booking form to occupy the property. No camping is permitted in the property
grounds. All accommodation is non smoking and we cannot accommodate pets. The
property and all furniture, fittings and effects must be left in the same state
of repair and condition as at the commencement of the stay. The property should
also be left in the same state of cleanliness and general order in which it
was found. The owners will be entitled to retain monies from the breakage deposit
if this is not the case. Guests are requested to advise the owners immediately
of any problem or breakage so that action can be taken. Unless this procedure
is followed no claim can be accepted.
6. Arrival and departure time: Guests should arrive no earlier than 15.00 on
the first day of rental. All accommodation should be vacated by 10.00 on the
departure date.
7. Motor cars: No responsibility can be accepted for any loss or damage to any
vehicle or its contents
8. Belongings: Personal baggage and belongings are at the guest's risk at all
times.
9. Our responsibility: We accept responsibility for loss or damaged sustained
by you as a direct result of negligence of anyone employed by us. Any problem
or breakage advised by a guest will be handled as soon as is reasonably possible
given that some professionals cannot be immediately found. We do not accept
liability whatsoever for happenings or actions outside our reasonable control,
temporary invasion of pests, acts of insurrection, industrial disputes, floods
or other events amounting to "force Majeure". We do undertake to give
such help as we reasonably can in resolving disputes you may have with a third
party.
10. Included in the rental fee: All bedding (changed weekly); personal towels
and pool towels; gas; electricity; water; end of stay cleaning
11. Not included but available at extra cost (payable locally): Laundry facilities;
mid week cleaning; heating for early and late season; transport to or from railway
stations and/or airports.
12. It is the owner's utmost concern that the guest has a pleasant stay and
have taken the greatest of care in the preparation of information concerning
the property, and every effort has been made to ensure its accuracy.
13. Should the guest not wish to accept the above terms and conditions, the
owner should be informed, in writing, within two weeks of the deposit being
paid. In this case a full refund will be made. If such a request is not made
within two weeks it will be deemed that the guest has accepted the above terms
and conditions.
